BTO Delay CompensationWe have heard that some BTOs completion were delayed, and owners were compensated. You might be one of these owners. Will you be compensated? And how much? What cause the delays? Why so many delays?In a nutshell, COVID lor. We have the circuit breaker, a shortage of foreign labour, the closure of Malaysia border and disruptions in the supply chain. COVID really jialat. Before Covid, was all HDB BTOs deliver earlier or in time?If the answer is "No", I won't be surprised. There could be other problems such as bad weather, instability in other countries that affect our workforce and supply chain, etc. I believe that the delays were perhaps a few days or at most a few weeks, which is understandable. However, due to COVID, many BTOs were delayed for months, gaining more attention. How long considered a delay that amount to compensation?Let me illustrate with an example: A BTO sales launch in August 2017. The probable completion date (PCD) is five years later, on Sept 2022. There is a buffer for BTO completion, which is also a norm in many industries. Let's assume that you ordered something online. The expected delivery is Monday at 1 p.m. The company will state the delivery time to be between 1 – 4 p.m. A buffer time of 3 hours. If there is traffic jam and the driver arrives 2 hours later than the expected time of 1 p.m., he is not late. For BTO, the buffer period is one year. The BTO PCD is September 2022, with a one-year buffer, it will be September 2023. So, September 2023 will be the delivery procession date (DPD). If the flats are not ready by DPD, only then HDB will compensate the owners according to the length of delays. How to calculate HDB BTO delay compensation?
Following the earlier example: The BTO is completed in October 2023, one year and one month from the PCD September 2022 and one month from DPD date September 2023. BTO sales Launch Aug 2017 PCD is Sept 2022 DPD is Sept 2023 Completed date is Oct 2023 Some will state that the BTOs was delayed by more than one year. This is truth if you calculate from the PCD. But based on the contract, there will only be compensation for the delay that exceed the DPD. Formula to calculate the compensation: For each year of delay, the compensation is calculated as 70% of 10% of 60% of the new flat price. I find the formula confusing. so I came up with a simplified one. You may wish to use my formula as a reference for the amount of compensation. Please note that this is just an estimation. Compensation for every month of delay: Flat price x 0.0035 x number of months One month of delay after the DPD 2 Room of 100K - $350 3 Room of 200K - $700 4 Room of 300K - $1050 5 Room of 400K - $1400 Two months of delay after the DPD 2 Room of 100K - $700 3 Room of 200K - $1400 4 Room of 300K - $2100 5 Room of 400K - $2800 The surrounding facilitiesPrior to the COVID, the majority of BTOs were completed by the PCD. After which, the construction company will start to complete the amenities, such as the playground, fitness corner, garden, etc., before reaching the DPD date. As a result of COVID delays, many units were completed after the PCD but before the DPD. Thus, there is no compensation. Several owners moved in once their units were ready while the surrounding facilities were being constructed. Seems the owners have moved in before the DPD, there won't be any compensation. Some have argued that the BTO is consider incomplete if its surrounding amenities are not completed. Therefore, HDB shall compensate the buyers. Personally, I do agree that the owners shall be compensated. The brochure and the 3D mock-up at the HDB hub feature all these amenities. These amenities not only have an impact on the buyers' purchasing decision, they will also affect the BTO's market price. And will HDB fine the contractors for failing to deliver these facilities on time? Forget it; the penalty fees won't be in your bank account. Anyway, look at the bright side, you got your house. The Housing Development Board (HDB) had come up with a renovation plan for their flats. My apartment happened to be selected for this upgrading program, the Home Improvement Program (HIP). Along the way of my home's renovation, I will update my experience. I hope that my post can help residents better prepare themselves for their upgrades. Firstly, the HDB representative will visit you in person 2 years in advance to inform you of this upgrading. Nearer to this renovation, they will send you a booklet with more information. One week after receiving this booklet, you will be invited to visit an exhibition at a void deck near your block. From there, you can decide whether you want to renovate or not. If you agree to the upgrade, you can then make your selection of items and materials. You can also choose to partially upgrade. This exhibition will be held for about a month. There will be a poll for this upgrading. There must be at least 75% support from the residents for the renovation to be approved. If you support the ideas, great. But what if you don't agree with it? There isn't really much you can do; majority wins. Past polls for other estates or flats showed 80 – 95% support, so there is a high chance that most of your neighbours will support the HIP too. I'll suggest that you to support the ideas and renovate too. Firstly, the overall cost is low, as most of it is subsidised by the government. Secondly, you can use CPF to settle the balance due after the subsidy. You might be bothered by noises and inconveniences caused by the upgrading. But even if you don't upgrade, these problems will still arise as your neighbours begin their renovations. So, don't let this noise and any other inconveniences from this upgrading influence your decision to upgrade. The entire polling took a week. The results will then be announced in the following week. After the polling results are announced (mostly likely approved), the renovation will then be scheduled to start in 4 months' time. The workers will be in your house for approximately ten working days, depending on the complexity of your renovation. The hacking of tiles is extremely noisy and dusty. The entire block will take one month to finish. It is going to be dusty, so remember to cover your items with large wrappers. I do have one lobang to share, a large wrapper of 4m X 20m long with adhesives on top, which makes it easy to secure. 3. Rubbish CuteThis new rubbish chute flashes against the wall surface, and best of all, it locks tightly, preventing pets such as cockroaches and lizards from entering your home. Ehancement For Active Seniors (EASE)This program is designed to create a more elderly-friendly access for those over the age of 60. Families without senior citizens are not eligible to apply. But now as this program is part of HIP, any family can apply. We will all grow old one day, so seize this opportunity to upgrade.
Is it a must to Opt in for these program?It will be a must to have these essential improvements. As for the Optional and EASE improvement, you might opt out of it. Having said that, if you opt out of upgrading your toilet, there will be a need to conduct a water test. This water test is to make sure that there is no leakage of water from your toilet into the unit directly below. If there is leakage, then it is a must to renovate. For those who refuse to have the water test conducted, they will have to undertake that for the next five years they will bond to pay for any repairs for the unit directly below them resulting from their toilet water leakage. Up to 95% of the overall course fee. With this grant, it is really worth attending these course. Note: Course programs are for Singaporeans and Permanent Residents Only. Designer Job ApplicationWill one be able to work as a designer after completing the courses? Sad to say, chances are "No". Firstly, we grew up in a society where certificates from mainstream education are deem more valuable. Every year, large number of students graduate from local ITEs, polytechnics and universities. As a result, employers will have a large pool of design graduates to choose from, and competition will be fierce. Furthermore, Skill Future / WSQ courses typically lasts 1-3 days, while the mainstream education last three years. Thus, these Skill Future / WSQ courses, limited by time, can only cover the fundamentals. On the other hand, students enrolled in the mainstream education are taught more in depth in their subjects. I suppose when it comes to job applications, it is obvious who will have a better chance of getting the job.
How about becoming a apprentice?As I had stated earlier, there is already a large pool of graduates each year, so there is no shortage of apprentices. Thus, chances of employment with a Skill Future / WSQ certification are slim. It seem like getting a job with that course certificate is difficult, so what do I mean when I say that the course is still worth attending? After completing the course, students can also put their newfound knowledge for personal use. Indeed, as more people start online businesses and promote their products through social media platforms like Facebook, Instagram, and others, these design skills will come in handy. With these abilities, you too can start building your online business. PCP / SG UnitedIn late 2019, the world was hit by the Covid-19 pandemic. To stop the spread of the virus, there are safe practices to follow, such as social distancing, quarantine,... Though these measures are meant to protect everyone, they inconvenient many too. Retail sales dropped drastically and many construction projects were delayed. The economy is badly affected. Our government have come up with schemes to help citizens and companies pass through these difficult times, and SG United is one of the schemes. The SG United program enables Singaporeans to study at heavily subsidised rates while being offer employment too. Prior to SG United, we have the Professional Conversion Programmes (PCP) which is similar to SG United, is a study-and-employment program To me, SG United is the same as PCP, a study-job placement program. In addition to the government grant, companies will pay for the students' school fees and provide them with employment opportunities after they graduate. The course will usually take 6 to 10 months to complete. Aside from the course being sponsored, students will be paid an allowance during their school term. After completing the course, students will be required to serve a six-month bond with the company that sponsored their course. Both the PCP and SG United programs are currently still running.. 5 Steps To Organise5S is a workplace organising method origin from Japan. There are a total of five steps: Seiri (Sort), Seition (Set In order), Seiso (Shine), Seiketsu (Standardise), and Shitsuke (Sustain). 1. SortThe first step in organizing is, of course, sorting out and clearing away unnecessary items. 2. Set To OrderSimilar items are grouped together and kept at designated place. Such as all handy tools are keep neatly in a toolbox. Items for cleaning such as pails, mop etc., are all kept in the same place. This will make the areas neater and also prevent items misplaced. Especially for tools, we do not need to search the whole place for what we want. Think about it, if you can't find the tool when you need them urgently, what will you do? Take for instance, suppose your water pipe is leaking and you desperately need a spanner to tighten it and yet you can't find the spanner. Will you buy a new spanner or will you keep searching until you find that missing one? We will have to finish our job on hand, in this case, tightening the pipe's joint and stop the leakage. What if we are talking about completing certain big project? A missing spanner that halt the whole project will be a laughing stock. Imagine after we bought a new spanner, we then found the missing one. Isn't that frustrating? Now, we have 2 identical spanners. This is a waste of money. We cannot encourage this type of bad habit of misplacing items. We should develop a good habit of keeping our items in an orderly manner.
3. ShineCleaning the place, maintenance of equipment and machinery. Everyone likes to work in a clean environment. And regular maintenance can prolong equipment and machinery life. 4. StandardiseMake ground rules for everyone to follow, making sure that the first 3 steps are apply in all areas. 5. SustainHold on to the principle of having a orgainsed place. This involved discipline. SafetyMany have added in one more step to the list. And that is Safety. Safety and warning signs must be displayed to alert others to potential hazards. For instance, wet floor signs, work in progress, high voltage, and so on... Despite our best efforts to ensure safety, accidents do occur, so it is best to have a first aid kit and a fire extinguisher in your workplace and even at home.
Beside the above six steps, there are 7 wastes to avoid to improve workplace efficiency. These 7 Waste Are:
The eight waste that are often not noticed: underutilised talent. Make good use of your resources and manpower, recognise the strengths of those around you and allocate tasks accordingly. I had added in the ninth waste: Space. Clustering of unnecessary items and disorganised placement of items waste the floor space. I would rather have a larger open space to move around in than to occupy the room with unnecessary items.

Avoid Pointed Objects & Sharp EdgesDidn't we learn that pointed objects and sharp edges pose dangers? A pointed object is like the tip of a knife, and sharp edges will be like the blade of the knife. The corner of any objects, such as tables, or the edge of opposite buildings pointing towards you or your shop is a big NO in Feng Shui. Put it simple, it means won't kana poke or slash. Singlish Lesson: *kana - Got into a bad scenario. 2. Plants & FishesA good work environment does boost up morale, thereby encouraging one to work harder. Naturally, the returns will be promising. No Thorny PlantsCactus are believed to possess the power to ward off evil. However, sharp pointed objects are not advisable in Feng Shui, as mentioned above in theory 1. My advice will be to play safe, not to have any plants with thorns. Aloe Vera is another plant to avoid. Popular Feng Shui FishesKoi FishKoi fish have beautiful "tattoos" on their backs, which are best viewed from the top. Keeping them in a pond, rather than a fish tank, will allow a top view of their artistic body art. Arowana, The Dragon FishArowana are expensive fish. Unless you are an expert, it will be hard to judge their commercial value. Thus, I will advise you to think twice before buying these expensive fish, just in case you got ripped off. Some owners feed them with small guppies and frogs. I even saw one of the owners feeding them with mice. They are aggressive fish who demonstrate dominance, power, and authority. Even by looking at the photo below, I can feel it's fighter aura. They well-deserved the name "Dragon Fish". Having these fish reflects on the owner's wealth, displaying his power and authority. So having them definitely will boosts one's confidence level. Gold FishHere comes my favourite - Gold Fish. I will highly recommend them. They are adorable and colourful. There are a large variety of gold fish species to choose from. I prefer those in bright orange colours with beautiful large tails, such as Fantail and Oranda. Orange is an auspicious colour and it brightens up our days too. Swimming in large tails, these goldfish are just like beautiful dancers, gracefully waving their dresses. Check the below videos, aren't they beautiful? They are the Oranda, my favourite type of gold fish. The most important element of good Feng Shui is harmony. And thus, my choice will be the Gold Fish. Their round bodies symbolism harmony. And their gentleness promotes peace and harmony too. Other Popular Feng Shui Fish3. Lighting & Space, Yin & YangI will describe Yin as inactive and Yang as active. A bedroom is a place where one sleeps, and therefore is Yin. The light should be dimmed. The living room, where most of the activities and gatherings take place, is Yang. The same holds true for other workplace, such as offices and classrooms. We need a bright place to work and study. Many people will probably fall asleep while working or learning in a dim environment. Another way of brightening up the place is to have a high ceiling. This will allow more natural light to come in. A high ceiling will also help to avoid oppression so that one can work efficiently. We can have a high ceiling for the living room, office, or any place where one is active. As for the bedroom, the ceiling can be lower as that is where we rest. Of course, most of the time, we have no control over the height of our ceiling. It is the building developer that decides on how high each unit is. As in Singapore, most of us live in HDB flats, the height of the ceiling is uniform throughout the whole house, which is about 2.8m, which is quite acceptable for both the living room and the bedroom. If you live in private housing, where the bedroom is big, you can consider the canopy bed (bed with curtain, see picture below). Though it will be like sleeping in a cave, a canopy bed won't make one feel oppressed. In fact, sleeping in a canopy bed will allow one to feel safe and therefore have a better sleep. No one likes the feeling of sleeping in the open. Do you? The benefit of a canopy bed is more than Feng Shui. 1. Our privacy is safeguarded 2. The place is darker for a good sleep 3. Preventing insects, especially mosquitos, from biting you 4. Weath Path4.1 DoorstepBlocking the doorstep is equivalent to blocking the wealth path. For example, having your shoes laying around the doorsteps is an unpleasant sight. Tidy them up in the cupboard. And if you are a business owner, the more you shall not block your doorstep. Have a bright and clear doorstep to welcome your clients. This will give a feeling of cleanliness. What will one think of a company's ability if it can't even keep its premises clean? 4.2 Clean And NeatRegardless of whether it is your office or home, it is good to have a clean and neat environment. Clustering of unwanted things is a Big No in Feng Shui. And keeping your offices or home tidy will make the whole place feel more spacious. We need enough space to live well. Keeping a lot of unnecessary stuff is known as "hoarding." This is a type of mental health issue too. So remember to tidy up. In tidying up a workplace, there are 5 steps. Do you know what they are? Clash5. 树冲煞 (Tree Clash)"Tree Clash" refers to trees that are planted directly in front of your door or windows. Isn't it obvious that a tree in front of your door/window will be blocking your views? So no trees shall be directly planted in front of your door or window. We can't simply cut down any trees we dislike unless we own them, so avoid purchasing or renting these units. We can look for higher-floor alternatives. It will be safer to rent / purchase a higher floor unit as the young trees might still grow and block our views. For example, a two-story-high young tree obscured our view. To avoid it, we decided to rent the third-floor unit. However, years later, the tree grew and blocked our views. So, it will be better to get a high floor unit. So, which floor shall we take?There are species of trees that can grow super tall. Here in Singapore, most of the trees that are planted near buildings won't grow taller than the 6th storey. So, my advice would be to choose a unit from sixth floor onwards. Feng Shui was discovered in ancient China, where there were no lamp posts. So lamp posts, similar to trees, can obstruct your view. Thus, they too should be avoided. If the unit is intended for commercial use, there will be one more reason to avoid "Trees Clash". They can also block your signboard. In Feng Shui, the real reason for avoiding "Tree Clash" is not about blocking one's view or signboard, but that it will negatively affect the aura. The consequences will be even more serious. 6. 反弓煞 (Aimed Arrow Clash)Aimed Arrow clash means that your house is along the side of a curved road or river (convex). The road or river will be like a bow pointing at your house's direction. So if your house is on the other side of the road or river (concave), then you are in harmony with the arrow bow. 7. 天斩煞 (Heaven Slash)Heaven Slash is where one's residence or shop faces a narrow gap between two buildings, which is bad for whoever is staying there. The gap will be like a path for the heaven sword to slash down, cutting the building into half. It does make sense. Imagine looking out of the window and seeing through the gap, don't you feel oppressed? 8. Road Intersection Clash8.1 剪刀煞 (Scissor Cut Clash)Scissor Cut Clash means that the house is situated at a Y or X junction. The intersection of the roads appears to be like a scissor cutting your house. 8.2 路冲煞 (T Junction Road Clash)T Junction Clash, similar to the Scissor Clash is refering to the clash caused by road intersection. A T junction is the intersection of a main and a minor road. Having the shop front directly facing oncoming traffic from a minor road is called "Road Clash". I agreed with not having shop front facing direct traffic, not only because of Feng Shui but also because of the fact that travelling vehicles will sweep dirt and dust directly into my shop. The recommended location will be just beside the T junction. Not only we can avoid the "door crash", we can also have crowds from 2 walking paths. Besides having 2 paths of walking crowds, there are more surface areas where signage can be installed, giving more advertising exposure. (See picture below) 9. 聚人气 (Gathering Human Energy)The criteria for being a good shop house location are determined by the amount of human traffic. This actually has to do with the number of shops on that stretch of road. (See above image, orange box). Will you prefer to shop at a lively place or a dull one? If there were only 1 to 2 shops, it wouldn't be so appealing to shop there. There should be at least 5 shops along each side of the minor road. If not, there must be a distinct selling point compelling enough to entice customers to shop at the minor road. Otherwise, it is better not to consider these locations. To sum up: 聚人气 means gathering a larger crowd to create a more lively environment.
Signboard Feng ShuiThere are Feng Shui principles for shop locations and environmental settings. How about logo & signage? Yes, we can apply these Feng Shui elements too. However, it is really difficult to meet both the design concepts and the Feng Shui elements. We can't have the best of both worlds. Well, actually we can. I have a friend who hired a Feng Shui master and a signage maker to work together on her new shop's signboard. The Feng Shui master's instruction was that it was a must to have gold colour in the logo. If that is not possible, then have some gold colours in the internal display. The design team worked on the gold-coloured logo concept. It was a brilliant sign. All her neighbours sang praise for her new signboard. The logo was extremely elegant in gold. Her business flourishes. Everything went smoothly for her. So what do you think? Was it because of Feng Shui that improved her life? Have to do some painting? Before you start, I have got some tips to share. Hopefully, they can help you complete the task with ease. Purchasing From The Paint ShopThere are colour catalogs available from which we can select our desired colours. Some paint stores will even offer these catalogs free for their clients. These colours supposedly should resemble the actual ones. However, these colours are printed on, not painted onto the cupboard. As a result, we can't compare what was on the cardboard and expect the same colors to show up on different surfaces. The colours shown are quite close to the actual ones. As in, red is to red, blue is to blue, and so on... The difference lies in the tone. Even the same can of paint have different feel on concrete wall, wooden door and metal frame. Paint comes in 1 and 5 litre volumes. A litre of paint costs about SG $25. A larger volume of 5 litres will cost around SG $75. That was a huge 40% discount. (Pricing is based on the author's experience and may vary.) So, is it much more worthwhile to purchase a larger can? However, do take note of how much paint was needed. Spending $75 to buy 5 litres where you only use 2 litres won't be a wise decision either. If you are thinking of storing the paint for later use, it might have dried out by then. Anyway, don't expect the paint to be as good as new after a long period of storage. So do plan before your purchase. So How Would I Know How Much Paint Is Needed?As a guide, one litre of paint is more than enough to cover the front and the back of a door with 2 coats. You could also plan based on surface area. 1 litre of paint should be enough to cover a 3m² surface with 2 coats. *Guide is based on 2 coats. Actual amounts of paint needed may vary, depending on the number of layers applied and also the amount of loss due to dripping. Tips For Painting1. Be patient - Remember "haste makes waste". 2. Be Tidy
3. Invest in a good brush. If you can't finish the job in a single day, soak the brush in thinner and reuse it the next day. This prevents the brush from hardening. Personally, I prefer nylon hair brushes to natural hair brushes. The reason for this is that natural hair brushes shed. It's an eyesore to see brush hairs stuck to the finished paint work. 4. Before we begin painting, we must ensure that the surface to be painted is dust-free. 5. For signboards or artifacts, that require a higher standard of finish, we can use Turpentine to wipe the surface. This will achieve a cleaner surface for painting. Note: Thinner can "bite off" paint, so we can use them to clean any accidental spills. But we should not use them to clean the finished piece, as they will corrode the paint. If there is a need to clean the finished piece, use turpentine instead. Turpentine is less corrosive than thinner.
Paint For SignboardSignboard makers rarely use the catalogue from the paint shop, as they follow another type of colour matching system - Pantone. Pantone has a wider range of colours for selection. Having more selection means we can have more tailored colours. Especially when dealing with corporate colours, we got to be more precise. Pantone is also a widely used colour matching system among graphic designers. The selection of colours got to be uniform among all the vendors, especially if the colours are tied to the corporate identity. Seem graphic designers use Pantone colours, large format printers and signboard makers will have to follow suit. In other words, they will have to follow Pantone. As these are specially selected colours, signboard makers won't be able to buy them off the shelf. They will have to mix their own paints, coming up with a colour that closely resembles the chosen one from the Pantone chart. A set of Pantone colour chart can cost around SG $200. Did the price stun you? I was totally astounded by that. After confirming with a few signage suppliers, yah, that's the price. So I don't think any signboard makers will want to give them away for free. If you do really find any supplier who is willing to offer the chart for free, do share their contact with me. I have been hoping to get it. That will be a bizarre wish for a Christmas or birthday gift. LOL. Communicating With The Signboard MakerInform the signboard maker the chosen Pantone colour codes and they will be able to construct your signs. And of course, give them your logo design file too. Not sure of the Pantone codes? Then simply tell them the CMYK codes and they will be able to match them for you. If you are still unable to provide any colour codes, you can show them the physical colour samples that you want. They will be able to get the identical colours from your sample. They will be able to reproduce the colours from your sample with 98-99 percent accuracy. Or you can borrow the chart from them for selection. Painting Method For SignboardSignboard makers will usually mix these required colours into small containers and then, using a spray gun, spray the paint evenly onto the signs.
Why Spray paint is Chosen Instead Of Brushing?1. It creates a more even, uniform coat throughout the whole painted surface. 2. It produces a thinner coat which will dry faster than a thicker one. Drying time is not linearly proportional to the thickness of the coat. The drying time required exponentially went up with thicker coat. So we will rather paint 2 thin layer of paints than 1 thick coat. This will save a significant amount of waiting time. Why Paint Drying Time Matters?Under normal circumstances, spray paint usually takes 10 to 20 minutes to reach surface dry. For brush painting, it will take half an hour or even up to 4 hours to reach surface dry, depending on the type of paint used, latex, water or oil based. We are now talking about surface dry only. It will take even a longer time for a hard dry. Signboard being the face of the organisation, is extremely important. With fast drying process, lesser chance dirt will dropped onto the surface while the paint is still wet. If any dirt falls onto the wet paint, the dirt will stick onto the surface. Once the paint has dried, removing the dirt then won't solve the problem. There will be a dent in the spot where the dirt previously rested. We can't possibly be safe guarding the paint until it dried. So the best practice is to paint with fast-drying paint and method. And a clean, dust-free area will be an ideal place for painting. Using fast-drying paint also means that the signs can then be delivered to the clients earlier. No client will like to wait long for their signboard to be delivered. While we admire his talents, do take note of how fast spray paint dries. He had finished his work in less than 7 minutes. That is an unbelievable speed for such a nice piece of work.
